back to top1. Do I want to choose Sky Valley or Caliente Springs Resort?
Both resorts are quiet, comfortable places to relax and enjoy the warm winter days in or around our mineral hot spring pools. Caliente Springs is a 55 or better resort, while Sky Valley, which is only five miles away, is an all age resort. Sky Valley has several Pickle Ball courts, while Caliente Springs has a nine hole, par three golf course and a very active community of water ball players.
back to top2. What are the differences between park models and other RVs like motor homes and trailers?
Park models are RVs and as such are regulated by the Department of Motor Vehicles. There are, however, many important differences between park models and other more traditional RVs. For example, park models have full size kitchen appliances, regular flush toilets and do not have waste water holding tanks. Park models are also not as transient as motor home and trailers and therefore provide a more permanent home feel and spaciousness.
back to top3. Do park models hold their value?
Traditionally, park models hold their value or increase in value, while other RVs decrease in value annually. The quality of the resort where the park model resides has a great influence on the park models future value.
back to top4. Why are park models limited to 400 square feet?
Park models have been limited to 400 square feet because they are recreational vehicles and they are regulated by the Department of Motor Vehicles and they control what travels over the road.
back to top5. Can I add onto my park model?
After the park model is set up in the resort, decks, awnings and California rooms may be added according to the current county building codes.
back to top6. Do I pay property taxes on my park model?
The answer may vary from location to location, but generally, you pay an annual license fee as a recreational vehicle and do not pay property taxes where you do not own the land.
back to top7. What expenses do I have to pay besides the land rent?
Here at Sky Valley Resort and Caliente Springs Resort there are very few additional expenses besides the land rent. Those additional expenses do include metered electric, propane for the stove/range, insurance on the park model, an annual vehicle license and there are several options for connecting to television and internet service.
back to top8. What if I want to sell my park model?
Both resorts have an active resale market for park models. You may list your unit with the sales office at the resort or offer your unit for sale by owner.
back to top9. Should I buy a park model or continue to rent?
There are advantages to park model ownership even if you cannot stay an extended period of time. It is comfortable and convenient to be able to return to a home that has the appointments and conveniences you desire and know that they will be there for you. After all, it is your home and should be arranged to meet your needs. If you find that you are not using the home to its fullest extent, it can be made available to family and friends or just rented to those who have not yet committed themselves to home ownership.
back to top10. Can I rent my park model to others?
There is an active rental market, because the renting of park models to third parties is allowed in both resorts.
back to top11. Can I live in the resorts year around?
Yes. Although the majority of park model owners do not live in the resort year around, there are a number of people who have set up permanent residence in one of the resorts.
back to top12. Can I have underage visitors at the 55 or better resort, Caliente Springs?
Annual residents may have guests less than 45 years of age for a cumulative total of 30 days in one year.
back to top13. What is the difference between a Park Model and a Manufactured home?
A Park Model is less than 400 sq ft and is registered as a RV with the Department of Motor Vehicles. A Mobile Home is registered with the Department of Housing and Community Development.
